Inherited property leads: probate, heirs, and outreach

4 min read

An inherited property lead is an heir who now owns a home and may want to sell it. On DrivenSellers you can pull heirs with the Inherited filter in the Data Pool, shared by up to 5 members. An exclusive lead can also show that the seller inherited the property.

What is an inherited property lead?

It is an owner who received a home from a family member or another person who died. Many did not plan to own it. Some live far away, some cannot afford the upkeep, and some want to share the money among heirs.

An inherited home often comes with a mix of feelings and a to-do list. There may be repairs, back taxes, belongings to sort, and more than one person who has a say. A buyer who is patient and clear can be a relief.

It is also a lead type where timing matters. Some heirs want to sell within weeks. Others need months to settle the estate before they can talk price.

Why do heirs choose to sell an inherited home?

The usual reasons are distance, cost and time. Taxes, insurance and repairs keep running while the house sits empty. Selling to a buyer who pays cash and closes on the heir's schedule can be simpler than listing.

  • The heir lives in another city or state and cannot manage the home.
  • The home needs repairs the heir does not want to pay for.
  • Several heirs want to split the money instead of sharing a property.
  • Taxes and insurance are due while the home is empty.
  • The heir wants a clean, fast close and does not want to prepare a listing.

You do not need to guess. On an exclusive lead the owner tells us the reason, how soon they want to sell, and whether the home is vacant. Those facts show on the card before you buy.

How do I find inherited property owners on DrivenSellers?

Use the Inherited filter in the Data Pool, or watch for sellers who say they inherited the property on an exclusive lead. Pool records cost $0.20 each and are shared by up to 5 members. Exclusive leads go to one buyer.

The two sources work differently, so pick the one that fits how you work.

The Data Pool sells individual owners only. A home that is still titled to an estate is not sold in the pool. Records are off-market homes, and every property you pay for has a phone or an e-mail.

How does probate change the deal?

Probate is the court process that settles a person's estate. Until it is done, the person who can sign may be an executor, not the heir. You need to know who has the legal power to sell before you agree on a price.

Rules differ by state. Some estates move quickly. Others take months, and some homes pass outside probate. Ask early who the executor is and whether the court must approve the sale.

  • Ask who has authority to sign.
  • Ask whether all heirs agree to sell.
  • Ask whether a probate case is open, and where.
  • Have an attorney or title company read the paperwork before you sign.

How do I talk to an heir without being pushy?

Start by saying you are sorry for their loss if it fits, then say who you are and why you are calling. Ask what they plan to do with the home. Do not rush them. Let them set the pace.

Heirs often hear from many buyers at once. What sets you apart is tone. Be plain, be kind, and explain your offer in words a stranger could repeat to a family member.

  • Offer to explain how a sale would work and how long it would take.
  • Put the terms in writing and invite them to ask an attorney.
  • If they are not ready, ask when it is fine to call again, and write that date down.

A note on rules: follow the calling and texting laws, and stop if you are asked to. See the note at the end of this guide.

What should I check before I make an offer?

Check who owns the home now, whether any other heirs must agree, what liens and back taxes are attached, and what shape the house is in. A cheap price means little if the title is not clear.

On an exclusive lead the card shows occupancy, repairs, listing status and equity before you pay. A grade helps you decide whom to call first. A+ starts at 80 points, and an inherited home counts as a hard reason to sell. Every exclusive lead is guaranteed for 5 days: a 5-day refund window if it is not as described.

A vacant home is a good fit for many investors, but check for squatters, utilities and insurance. Your title company will tell you what else to look for.

How should I follow up with an heir?

Be patient and steady. Many heirs say not yet on the first call and sell later. Set a follow-up date in MyCRM, call when you said you would, and keep each contact short and useful.

MyCRM tracks each owner from your first call to a signed contract, with follow-up dates and an overdue list. You can export your records to CSV at any time.

Common questions

Short answers to what investors ask before they buy.

Does DrivenSellers sell probate leads?

We do not sell probate leads as a type. You can find individual heirs with the Inherited filter in the Data Pool, and some exclusive leads show that the seller inherited the property.

Can I buy a home that is still in probate?

Sometimes. It depends on the state and on who has authority to sell. Ask an attorney or a title company before you sign.

How much is an Inherited filter record?

A Data Pool property costs $0.20, paid from your wallet. Property data costs $0.20 more per property.

Are Data Pool records exclusive?

No. Up to 5 members can hold the same record. Exclusive leads are sold to one buyer only.

Do heirs always want a fast sale?

No. Some do, and some need months. The card on an exclusive lead shows how soon the seller wants to sell.

What if I reach the wrong person?

Thank them, ask who the right person is, and stop if they ask you to. Record it in MyCRM so you do not call again.
