How much do motivated seller leads cost per deal?

5 min read

A motivated seller lead on DrivenSellers costs $99 to $349, fixed by grade, and your card is charged only when you buy. The cost per deal is a different number: your lead charges plus other costs, minus credits, divided by the contracts you sign. How many leads that takes is your own number to track.

How much does one motivated seller lead cost?

Each lead has one fixed price set by its grade: $99 for C, $169 for B, $249 for A and $349 for A+. You see it on the card before you buy. There is no bidding, no monthly fee and no deposit.

You pay when you buy. Your saved card is charged, and credits, if you have any, are used first. Looking costs nothing: one A+ lead is open to read when one is available, and the rest unlock when you add a card. You're not charged until you buy.

What is the difference between cost per lead and cost per deal?

Cost per lead is the price on the card. Cost per deal is the total you spend to get one signed contract or one closed deal. It includes every lead you bought that did not turn into one.

A good way to judge a lead source is by what a signed contract costs, not by the price of one lead. A cheap lead that never answers can cost more in the end than a lead that costs more up front and does. The sum is the same for every source:

  1. Add up the lead charges for the batch, including the leads that went nowhere.
  2. Add the other costs of working them: dialer, texting, skip tracing and mileage.
  3. Subtract the credits you were actually given back for leads that were not as described.
  4. Divide by the contracts you signed. Pick contracts or closed deals and keep that choice for the whole test.

The cost per contract calculator does this sum with your own numbers and shows the formula.

How many leads does it take to sign one contract?

Nobody can give you that number, and we do not claim one. It depends on your market, how fast you call and what you offer. Count your own results and use that number, not a promise from a lead seller.

That is why leads per contract is an input here, not a fact. After 10 or 20 leads you have a first number. A small batch is noisy, so do not trust one lucky week or one unlucky week.

Log every lead in MyCRM from New to Closed, with a follow-up date each time, so the count is real. It also shows how many leads you bought, how many you reached and how many you signed.

What does the cost look like with real prices?

Lead charges grow with both the grade price and the leads per contract. For example, at $249 for a grade A lead, ten leads per contract means $2,490 in lead charges for that contract, before other costs.

Illustrative example: lead charges for one signed contract at the leads per contract you pick (your own number will differ)
Leads per contractGrade A+ ($349)Grade A ($249)Grade B ($169)Grade C ($99)
5$1,745$1,245$845$495
10$3,490$2,490$1,690$990
20$6,980$4,980$3,380$1,980
40$13,960$9,960$6,760$3,960
Illustrative example: lead charges for one signed contract at the leads per contract you pick (your own number will differ)

Illustrative example, with made-up results: you buy ten grade A leads for $2,490 and spend $400 on a dialer and texting. One seller is not motivated, so you ask within 5 days and $249 goes back to your credits. If you sign 1 contract, it cost $2,641. If you sign 2, each one cost $1,320.50.

These results are invented to show the sum. They are not what DrivenSellers buyers get.

Does a higher grade cost less per deal?

Not by rule. A higher grade costs more per lead and shows a seller who is more likely to sell soon. Whether that lowers your cost per deal depends on your results, so track each grade on its own.

A grade A+ lead costs $349 and a grade C lead costs $99. The grade is a guide to how likely the seller is to sell soon. It is not a promise. Buy a small batch of two grades, log the results in MyCRM, and let your own numbers choose. To see how a grade is built, read motivated seller leads.

Which costs besides the lead price should I count?

Count what it takes to work the leads: dialer minutes, texting, skip tracing, mileage and your software or staff time. Leaving them out makes your cost per deal look lower than it is.

  • Dialer minutes and texting for the batch.
  • Skip tracing for leads with a missing or wrong number.
  • Mileage to appointments.
  • The share of software or staff time the batch used. Leave it at zero if you only want lead cost, but say so when you share the number.

Keep Data Pool records in their own column. A Data Pool property costs $0.20, paid from your credits. If a pull is short, we ask you to add funds by card. Up to 5 buyers can hold the same record. It is a shared owner record, not an exclusive lead, so it has its own cost per contract.

What if the seller is not motivated, does that change my cost?

Seller not motivated, or lead not as described? Ask within 5 days and the price goes back to your credits. The credit lowers what that lead cost you, and it is used first on your next purchase.

Open MyCRM, find the lead and choose Request refund. The price goes back to your credits, never to your card, and a refunded lead cannot be bought again. Count only credits that were approved. The full wording is in the refund policy.

To keep your total spend in check, you can also set a monthly cap on Auto-buy. Read how much to spend on seller leads each month, and how to vet a lead before you buy so fewer leads need a refund.

Common questions

Short answers to what investors ask before they buy.

How much does a motivated seller lead cost?

The price is fixed by grade: $99 for C, $169 for B, $249 for A and $349 for A+. It is shown on the card before you buy.

What is a good cost per contract for seller leads?

There is no single good number. It depends on what a contract earns you after your other costs. Work out your own with the calculator and compare it with your profit per deal.

Do I pay a monthly fee to buy leads?

No. There are no plans, no monthly fee and no deposit. You are charged by card when you buy, and credits, if you have any, are used first.

Are the leads exclusive?

Yes. Each lead is sold to one buyer only. Once you buy it, no other DrivenSellers buyer can.

Is a refund paid back to my card?

No. If the seller is not motivated or the lead is not as described, ask within 5 days and the price goes back to your credits.

Do I have to buy many leads at once?

No. You buy one lead at a time at the price on its card. A grade C lead costs $99, so you can start small.
