How much should you spend on seller leads each month?
4 min read
Spend an amount you can afford without hurting the rest of your business, then change it from your own results. Divide your budget by the grade price to see how many leads it buys. If you use Auto-buy, you set a monthly cap, and Auto-buy pauses once the cap is reached.
How much should I spend on seller leads each month?
Start with an amount you can spend without hurting the rest of your business, then change it from your own results. There is no right number for everyone, and we do not give financial advice.
When you create an account, we ask three quick questions. One is "How much do you spend to find sellers each month?" The choices are Nothing yet, Under $1,000, $1,000 to $5,000, and $5,000 or more. A rough guess is fine.
Your answer never charges you and never sets a limit. Your account manager sees it, and it shows as a hint when you set your Auto-buy cap.
How many leads does my budget buy?
Divide your monthly budget by the grade price and round down, because you cannot buy part of a lead. The same budget buys more grade C leads than grade A+ leads. The table shows examples.
| Monthly budget | Grade A+ ($349) | Grade A ($249) | Grade B ($169) | Grade C ($99) |
|---|---|---|---|---|
| $500 | 1 | 2 | 2 | 5 |
| $1,000 | 2 | 4 | 5 | 10 |
| $2,500 | 7 | 10 | 14 | 25 |
| $5,000 | 14 | 20 | 29 | 50 |
A lead is a chance to talk to a seller, not a sale. How many leads turn into contracts is your own number, so we make no promise about what a budget returns. What motivated seller leads cost per deal shows how to work out yours.
What does the Auto-buy monthly cap do?
The monthly cap is the most Auto-buy can spend in total, across every Buying Area. When it is reached, Auto-buy pauses until the next month (New York time). You choose the cap, and Auto-buy does not start without one.
- Auto-buy needs three things: a saved card, a monthly cap above zero and your tick on the authorization line.
- Auto-buy buys with your credits first and then your saved card.
- A lead that would take you over the cap is skipped, not bought.
- The max price in Auto-buy is a ceiling. It is not a bid. There is no bidding on DrivenSellers.
- Auto-buy is open to everyone. If several buyers' Auto-buy settings match one lead, the buyer with the most past purchases gets it, then the earliest sign-up. Your max price does not change that order.
For example, with a cap of $2,500 a month and grade A leads at $249 each, Auto-buy can buy ten leads in a month. The next one would take you over the cap, so it waits for the new month.
When should I set my monthly cap?
We suggest Auto-buy after your first paid lead, so you set the cap once you know what a lead is worth to you. Start low and change it when your own numbers support it.
You can change the cap later in your Auto-buy settings. A new cap needs your tick again, because you are agreeing to that amount. You can also stay on one lead at a time: you are charged only for the leads you buy.
Pick a cap you would be comfortable losing in a bad month. That is the plain test of a cap, and it keeps Auto-buy from spending more than you meant.
How do I split my budget between grades?
There is no rule that fits everyone. A fair way to start is a small batch of two grades, log the results in MyCRM and move money to the grade that gives you the lower cost per contract.
A grade A+ lead costs $349 and shows the sellers most likely to sell soon. A grade C lead costs $99 and is cold. The grade is a guide, not a promise, so compare what each grade did for you, not what it costs.
The cost per contract calculator turns your lead charges, other costs and results into one number. Before you buy, read how to vet a lead so more of your budget goes to leads that fit.
What else belongs in a lead budget?
Add what it takes to work the leads: a dialer, texting, skip tracing, mileage and your time. Keep Data Pool records on a separate line, because they are shared owner records and not exclusive leads.
A Data Pool property costs $0.20, and property data adds $0.20 more per property. They are paid from your credits. If a pull is short, we ask you to add funds by card. Up to 5 buyers can hold the same record. An exclusive lead is sold to one buyer only.
Follow the calling and texting rules for every owner you contact: the TCPA, the Do-Not-Call lists and your state's rules. Stop when someone asks. This guide is general information, not legal or financial advice.
How do refunds and credits change my budget?
Seller not motivated, or lead not as described? Ask within 5 days and the price goes back to your credits. Credits are used first on your next purchase, so a refund lowers what you pay next.
Credits never go back to your card. A refunded lead cannot be bought again. Count only credits that were approved, and read the refund policy for the exact rules.
